West Highlands cracked the 1M sold price threshold twice in 2014. The high sold price for last year was $1,060,000 for 3637 W. 37th Ave. This was a spec home. It went under contract on 3/13/14 and sold on 12/14/14; the long days on market was likely construction time. It was built as a 3 bed/4 bath home with 3,056 square feet finished and above grade at $346 per finished sq. ft. The total square footage was 4,584 for a price per sq. ft total of $231. These price per square foot price points are in line with neighborhood averages.
There was one other property that was a very close second and is worth noting for the high sold price in the neighborhood. 3122 Osceola St. sold for $1,050,000. 5 beds and 5 baths with 4067 total and “finished” square feet for a price per sq. ft. of $$258 (much stronger than w. 37th at $346 a foot. Osceola is a beautiful home with great finishes. The lot was large as well at 6350.
It is nice to see the values in the neighborhood reaching the Million Dollar points! I am confident that 2015 will bring more home sales at this price range.
